In addition, K&C will provide lending opportunities to investors secured by First Deeds of Trust. We invest in deeds of trust whereby we lend money to qualified buyers and put first position liens on their property.
First Deeds of Trust are safe because the loans are never more than 65% of today’s market value on properties that we deem worthy of our ownership in the event of a default.
It is profitable because of the tight credit markets which allows us to charge anywhere from 8% to 13% plus loan origination fees. As a result, we are able to offer investors returns of 9% - 10% cash on cash.
